Compare rental before unit-preparation costs over the first 36 months from handover. The Basic Item Package is shown separately below because conventional owners also need to arrange and fund their own setup.

Example: RM1,200/month for both options. Traditional rental has one vacant month in each year. Annual commission assumes a new paid placement each year; it is not an automatic annual charge.

Your property setup has value, too.

Kota Living: Basic Item Package arranged

Essential lights, ceiling fan, curtains, bathroom mirror and frosted tint, with agreed inspections, cleaning and pest control. No immediate upfront setup payment: the RM2,400 package is funded through two months’ rental offset, subject to the agreement.

Traditional: owner arranges and funds setup

The owner sources, pays for and coordinates the necessary items and works. This is separate from agent commission. Actual setup costs vary; no unverified cost is assigned to the traditional option.

Cash received versus package value: The RM42,000 Kota Living figure is before the RM2,400 package offset. Cash rental received in the first 36 months is therefore RM39,600, with the Basic Item Package provided in exchange for that offset. Traditional cash after the vacancy and commission shown is RM36,000, before deducting the owner’s actual setup costs. The package is not an additional cash payment or a free extra on top of RM42,000.

Illustration only, not net profit or an investment-return guarantee. Maintenance, repairs, taxes, financing and any tax on agent fees are excluded. Refundable deposits are not income. No extra KLV vacancy or payment-default deduction is assumed. Actual payment dates, package scope and obligations follow the signed agreement.

Know the trade-offs.

Choose operational simplicity

Your agreed rental gives you a clear payment schedule, while Kota Living takes on day-to-day guest operations. Setup and offset periods apply before rental payments start.

Choose the control you need

A conventional tenancy may suit owners who want to select tenants and manage their home directly. Under GRR, your return follows the agreed rent rather than nightly booking revenue.
