RM43,200 − RM1,200 rent-free setup month
Less daily coordination.
More clarity.
See how the Kota Living programme compares with a typical tenant-placement service, and choose the arrangement that fits your priorities.
| What matters | Kota Living GRR | Traditional agent rental |
|---|---|---|
| Rental arrangement | Fixed rental payable under your agreement after setup and offset periods. | Rental negotiated with a tenant; payment and vacancy depend on the tenancy. |
| Finding occupants | Kota Living handles guest and occupancy operations. | An agent typically markets the unit and finds a tenant. |
| Preparing a bare unit | Essential items coordinated through the agreed two-month rental offset. | Owner usually arranges and funds preparation separately. |
| Day-to-day work | Guest enquiries, check-in coordination and housekeeping managed by our team. | Ongoing management may be owner-led or an additional service. |
| Utilities | Electricity, water, Wi-Fi and Indah Water covered under the package. | Usually allocated between owner and tenant in the tenancy agreement. |
| Term & renewal | Up to 3 years; renewable at tenancy end by mutual agreement. | Term and renewal negotiated for each tenancy. |
| Building fees | Owner pays building maintenance fees. | Owner generally remains responsible for building maintenance fees. |
| Best suited to | Owners who want an agreed rental and managed daily operations. | Owners who prefer a conventional tenant and more direct control. |
Same RM1,200 rent.
More value for your property.
Compare rental before unit-preparation costs over the first 36 months from handover. The Basic Item Package is shown separately below because conventional owners also need to arrange and fund their own setup.

Your property setup has value, too.
Kota Living: Basic Item Package arranged
Essential lights, ceiling fan, curtains, bathroom mirror and frosted tint, with agreed inspections, cleaning and pest control. No immediate upfront setup payment: the RM2,400 package is funded through two months’ rental offset, subject to the agreement.
Traditional: owner arranges and funds setup
The owner sources, pays for and coordinates the necessary items and works. This is separate from agent commission. Actual setup costs vary; no unverified cost is assigned to the traditional option.
Illustration only, not net profit or an investment-return guarantee. Maintenance, repairs, taxes, financing and any tax on agent fees are excluded. Refundable deposits are not income. No extra KLV vacancy or payment-default deduction is assumed. Actual payment dates, package scope and obligations follow the signed agreement.
Know the trade-offs.
Choose operational simplicity
Your agreed rental gives you a clear payment schedule, while Kota Living takes on day-to-day guest operations. Setup and offset periods apply before rental payments start.
Choose the control you need
A conventional tenancy may suit owners who want to select tenants and manage their home directly. Under GRR, your return follows the agreed rent rather than nightly booking revenue.
